What is Escrow?
"Escrow" or "Closing" is the process by which real estate is transferred from the seller to the buyer. An Escrow company is responsible for collecting all the necessary signatures on all the various documents needed to transfer real property and then must make sure that all the appropriate funds are disbursed to the correct parties in the correct amounts.
The closing documents may include Mortgage paperwork, Home Owners Association papers, Title Insurance paperwork, Private Mortgage Insurance documents or a Deed of Trust. Each transaction will be somewhat different. The Escrow company does not work for the bank or the Real Estate Company or the Mortgage Broker or any of the other "Interested Party". The Escrow Company is an independent third party responsible for disbursing funds correctly at the completion of a transaction.
The Escrow Company protects all involved parties by maintaining complete objectivity. The Escrow Agent is also responsible for proving the identity of any signers.
Escrow Agents are regulated by the Washington State Department of Financial Institutions.
